What is a residential bridging loan?
A residential bridging loan is short-term finance secured against residential property held for investment — not your own home. Berkeley Credit lends up to 70% LTV, from £50,000 to £25,000,000, from 0.79% per month, with a decision in principle the same day, across England and Wales.

How we lend
We’re asset-led — which means a real valuation and a verified, deliverable exit, not a number taken on trust. We lend up to 70% LTV over 3 to 24 months, on a first or second charge, with the interest retained, serviced or rolled up. We lend our own capital and make our own decisions, so a fast answer is a real one, and every loan is secured by a single, properly registered legal charge. Your exit is typically a sale or a refinance onto a buy-to-let or term mortgage.
Investment property only
We lend on residential property held for investment or business — not on a home you live in. Bridging the purchase of your own residence is regulated lending we don’t offer.
