High-street systems are built for a single named borrower. The moment a deal involves multiple parties, a corporate or trustee borrower, beneficial owners behind a vehicle, or cross-guarantees within a group, those systems stall and the deal is declined or left waiting while the lender works out how to document it. Yes. UK limited companies and special purpose vehicles, including newly formed ones, are routine borrowers, secured by a charge over the property plus a debenture and personal guarantees from the directors as appropriate.
Can property held in trust be financed?
Yes, for business and investment purposes on property the beneficiaries don't occupy. Trustees should take their own legal and tax advice; we lend on the asset and exit.
Do you need details of the beneficial owners?
Yes. We identify and verify ultimate beneficial owners as part of standard AML due diligence. Having the structure chart ready up front speeds completion.
