Most bridging lenders advertise big numbers and syndicate anything over £2m — adding parties, paperwork and weeks. We lend to £25,000,000 from our own book, from one office in Mayfair, with one decision-maker. On large loans, that difference is the difference.

Why large bridges are different

A £5m loan is not ten £500k loans. The security is often prime central London property with its own valuation dynamics; the borrower is often a structure — SPV, trust, offshore company — rather than a person; the funds frequently move cross-border with the compliance that entails; and the deal is usually confidential. Volume lenders process; large loans need judgement. We underwrite these personally, and everyone you deal with can commit the firm.

What we lend on

Up to 70% loan-to-value on residential investment security, from 0.79% per month, terms 3–24 months, interest retained or serviced. Borrowing vehicles of every kind welcome — complex structures, offshore companies and non-resident borrowers included.

Discretion and speed

Large-loan clients rarely want their financing discussed. You deal with principals only; we do not hawk your deal around a funding panel, because we are the funding. Decision the same day, and completion in days when the legals cooperate — we work at the pace of deadline-driven deals.

Frequently asked questions

What is the largest bridging loan you offer?

Up to £25,000,000, lent from our own book — not syndicated. Larger requirements can sometimes be structured across a portfolio; ask.

How fast can a £5 million bridge complete?

The same mechanics as any bridge: same-day decision, then valuation and legals in parallel. Large loans on clean prime London security can complete in under two weeks; complex structures take longer.

Do you lend large amounts to offshore companies?

Yes — offshore SPVs, trusts and non-resident borrowers are a large share of our book. We handle the legal opinions and cross-border compliance these structures need.

Call the office or send an enquiry — it reaches a principal, not a processing queue.
