What to do when your bank declines a bridging loan
A bank declining your application usually means you were matched to the wrong lender, not that the deal can’t be done. Berkeley Credit underwrites the asset and the exit, so deals that fail a bank’s automated criteria often fit ours. Loans from £50,000 to £25,000,000 across England and Wales, for business and investment purposes, with an honest same-day yes or no.
Banks decline for predictable reasons: affordability scoring, an unusual or part-commercial property, an offshore or corporate borrower, a non-standard structure, or simply a timescale they can’t hit. None of those is necessarily a problem for a specialist asset-led lender. The deal that was “undoable” at the bank is frequently a routine bridge for us.
Tell us why you were declined and we’ll benchmark the deal honestly — if we can fund it we’ll tell you how, and if we can’t we’ll tell you why, the same day. Acceptance is subject to underwriting.
Why did my bank decline my bridging loan?
Usually affordability scoring, property type, borrower structure or speed — criteria specific to that lender. A specialist asset-led lender weighs the security and exit instead, so the same deal can still be fundable.
How fast can you give a decision?
The same day. Send us the deal and the reason for the decline and we’ll respond with an honest decision in principle and indicative terms.
