Can you get a loan against property you own?

Yes — if the property is held for business or investment and is not your own home. Berkeley Credit lends against UK property you don’t occupy, on the strength of the asset and a clear exit. Loans from £50,000 to £25,000,000 across England and Wales, with a same-day decision.

Who this is for

This is investment and business lending, not a homeowner loan. We lend to landlords, property investors, companies and partnerships that want to raise capital against property they hold for investment or commercial use. We do not lend against your main residence, and we don’t offer owner-occupier or consumer lending — that is regulated lending we don’t provide. If the property is one you live in, we’re not the right lender, and we’ll say so.

What you can borrow against

What you can use it for

Business and investment purposes — releasing capital for an acquisition, funding a refurbishment, working capital, or a time-sensitive opportunity. The loan is secured by a legal charge over the property and repaid from a clear exit: a sale or a refinance. It can be a first charge, or a second charge behind an existing mortgage where you don’t want to disturb a favourable first. → Second charge bridging

Frequently asked questions

Can I borrow against my own home?

No. We don’t lend against a property you live in or to owner-occupiers — that’s regulated lending we don’t offer. We lend against property held for business or investment that you don’t occupy.

Is this the same as equity release?

No. Residential equity release is a separate, regulated product for homeowners. This is short-term business and investment lending secured against investment or commercial property you don’t occupy.

What can I use the money for?

Business and investment purposes — an acquisition, refurbishment, working capital or a time-sensitive opportunity, repaid from a sale or refinance.

How fast is it?

A decision in principle comes the same day. Completion then depends on valuation and legals, run to your timescale.
