Can an offshore company get a UK bridging loan?
Yes — UK property held through an offshore company can be financed with a Berkeley Credit bridge. We lend to borrowers incorporated in Jersey, Guernsey, the Isle of Man, the BVI and other jurisdictions, underwriting the UK asset and the exit. Loans from £50,000 to £25,000,000, for business and investment purposes, with a same-day decision.
Offshore holding structures are common and entirely legitimate for UK property investment, but they put most high-street lenders off because of the corporate and beneficial-ownership due diligence involved. We are set up for it. The loan is secured by a legal charge over the UK property, supported by corporate and, where appropriate, personal guarantees from the principals.
We will need clear information on the structure and its ultimate beneficial owners for our AML and source-of-funds checks. Provide it up front and the deal moves quickly. Acceptance is subject to underwriting and standard sanctions screening.
Which offshore jurisdictions do you lend to?
Commonly Jersey, Guernsey, the Isle of Man and the BVI, among others. The key requirement is that the security is UK (England & Wales) property and the structure passes our AML and sanctions checks.
Do you need beneficial-owner details?
Yes. We identify and verify the ultimate beneficial owners as part of standard anti-money-laundering due diligence. Having this ready up front speeds completion.
